James Zapf: Senior Regional Property Manager
James Zapf has over 35 years of experience in housing. He has been responsible for properties operating under LIHTC, HAP Contracts, Rural Development, Public Housing, Home Funds, Section 8 Voucher Programs and Market Rate.
He is responsible for all aspects of the daily operations of our properties in Pompano Beach, Miami, Fort Myers, Palm Beach Gardens, Port Saint Lucie, Vero Beach and Lehigh Acres consisting of both market rate and affordable programs. During his tenure, his focus has been stabilizing and improving low occupancy communities and supporting stable properties within our Southern Florida portfolio.
He is known for focusing on employee engagement, creating a strong team atmosphere among maintenance and property management staff and creating a positive living experience for our residents. He works as a liaison between the properties, accounting, purchasing and our corporate office.
Certifications he holds are Accredited Residential Manager and CPM Candidate by the Institute of Real Estate Management, LIHTC Certifications from Spectrum and Quadel, Certified Occupancy Specialist in Housing Management (NCHM) and Public Housing Manager.
Tracie Powell: Regional Property Manager
As Regional Property Manager at Improsynergies, Tracie oversees a diverse portfolio of properties, ensuring both operational and financial goals are met. She conducts monthly site visits, generates reports, and communicates with senior management to track progress. Her focus includes reducing expenses, controlling costs, and ensuring compliance with LIHTC regulations. Alongside her team, Tracie works to enhance tenant relations, increase occupancy, and improve the resident experience, contributing to the portfolio’s ongoing success.
Tracie also leads a team of up to 40 employees across office and maintenance departments, overseeing recruitment, training, and staff supervision. She conducts performance evaluations, fosters a positive work culture, and utilizes tools like Yardi to monitor occupancy, delinquency, and lease renewals. Additionally, she manages budgets, negotiates contracts, and analyzes capital projects, ensuring high-quality property maintenance and consistent achievement of both financial and operational goals.
Dairi Consuegra Delgado: Area Manager
I began my career with Impro Synergies in 2014 at Mystic Woods Apartments, starting as a Leasing Agent. In this role, I was responsible for completing lease renewals and move-ins, as well as coordinating work orders to ensure resident satisfaction with completed service requests.
In 2015, I was promoted to Property Manager. Under my leadership, the property maintained close to 100% occupancy throughout the year. I effectively led both the office and maintenance teams, fostering collaboration to achieve our primary operational goals.Over the years, I successfully completed the required Grace Hill courses to meet continuing education standards and enhance my skills through proper training.
In 2024, I was promoted to Area Manager. In this role, I oversee the daily operations of Mystic Woods Apartments, Caribbean West Apartments, and Atlantic Palms Apartments, ensuring each property meets its performance objectives and organizational goals.
Candace Ahern: Area Manager
Candace is a dedicated housing industry professional with experience dating back to 2020. She has advanced from a Leasing Agent to her current role as an Area Property Manager, where she oversees three properties across Florida. In this capacity, she works closely with on-site teams and leadership to maintain operational efficiency and effectively address resident concerns. Known for her hands-on management approach and commitment to continuous improvement, Candace supports property managers in achieving site-level success. She is also highly perceptive in Tax Credit Housing, bringing valuable insight to compliance and affordability standards. Candace holds multiple certifications from First Housing Workshops, has completed a Real Estate Pre-Licensing Course, and is currently pursuing her CAM License to further expand her expertise in property management.
Ruth Brown: Area Manager
Ruth began working 2.5 years ago in the housing workforce. Her role originally began as a leasing agent, but she quickly advanced to higher positions. She has been responsible for operating LIHTC, Section 8 Housing Voucher Programs, HAP contract, and Affordable Housing.
She is responsible for all aspects of property management at the Live Oak location and oversees all management and property aspects at the Gainesville property, which consists of LIHTC and affordable housing. During her employment, her focus has been to improve delinquency, low occupancy, and build thriving and safe living environments for all households.
She is known for her strong communication skills amongst her properties staff, empowering all team members to work together in unison to achieve their common goal, and create positive and uplifting environments for all staff members and households at each property.
She holds certifications in LIHTC and Fair Housing, Safety Training for all property related aspects, and she has taken several classes for individualized aspects of property management, equal opportunity housing, and maintenance for onsite staffing.
