Summary:

Responsible for assisting the maintenance lead on all aspects of site work, work orders, unit turns, and resident maintenance requests by performing the following duties.

Duties and Responsibilities include the following. Other duties may be assigned.

  • Responsible for site clean-up and curb appeal.*
  • Responsible for plumbing repairs.*
  • Responsible for electrical repairs.*
  • Responsible for heating, ventilation, and air conditioning repairs.*
  • Responsible for lighting inspections and repairs.*
  • Responsible for heating, ventilation, and air conditioning filter changes.*
  • Responsible for appliance repairs.*
  • Responsible for window, door, and screen repairs.*
  • Responsible for lock and hardware repairs and replacements.*
  • Responsible for smoke alarm repairs and replacements.*
  • Assists with pest control.*
  • Responsible for common area cleanliness and repairs.*
  • Responsible for unit turns, punch, and paint.*
  • Responsible for appliance and fixture replacements.*
  • Completes service requests.*
  • Responsible for being available to work on an on-call, after hours schedule.*
  • Assists office and maintenance staff with emergency situations.*
  • Provides general assistance to the maintenance lead.*
  • Assists and/or handles any additional directives from any supervisors.
  • Assists and/or handles any additional directives from any supervisors.
  • Serves as the forefront for the Maintenance Department for customer service.*
  • Interacts with residents and guests.*
  • Responsible for customer service.
  • Assists in the office when needed.
  • Assists with vendor relations and coordination.

Language Ability:

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Math Ability:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Reasoning Ability:

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

Education/Experience:

High school diploma or general education degree (GED); or one to two years related experience and/or training; or equivalent combination of education and experience.

Specialized Training:

HVAC and appliance repair

Certificates and Licenses:

  • EPA certification desired but not required
  • CPO certification desired but not required
  • Valid driver’s license
