Assistant Manager

Summary:
Responsible for assisting the site coordinator and leasing agent with all aspects of their general duties and responsibilities and assisting in facilitating work orders, turns, and deadlines with the maintenance lead by performing the following duties.
Duties and Responsibilities include the following. Other duties may be assigned.
- Responsible for property inspections.*
- Assists with leasing work flow, retention, and renewals.*
- Assists with the coordination of maintenance requests.*
- Serves as a customer service liasion.*
- Assists with bank deposits.*
- Assists with purchase orders and creating payables.*
- Tracks compliance requirements.*
- Assists with rent collection.*
- Assists with late notices and eviction filings.*
- Assists with RPM and site coordinator with reporting.*
- Inspects vacant units, makes readies, and tracks service requests.*
- Assists in leasing duties.*
- Responsible for filling in for site coordinator when absent.*
- Responsible for being available after hours.*
- Assists with move out notices, transfers, and market surveys.*
- Inspects property and lease violations.*
- Assists with phone calls and traffic.*
- Assists and/or handles any additional directives from any supervisors.
- Assists with general office and clerical processes.*
- Coordinates community events with leasing agent.
- Assists in community relations.
- Assists maintenance with supply requests and tracks completion.
- Communicates with RPM on site issues.
Supervisory Responsibilities:
Directly supervises employees. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
Math Ability:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
To perform this job successfully, an individual should have knowledge of Microsoft Word, Microsoft Excel, and Yardi.
Education/Experience:
High school diploma or general education degree (GED); or two to four years related experience and/or training in leasing; or equivalent combination of education and experience.
Certificates and Licenses:
Valid driver’s license
